Breaking commercial lease in MA?

Sis only outlayed 5 days in hospital, doc recommends shutting up shop. Some states strengthen leasee due to seizure even if not in lease. Does exsist in Ma? Antique store which cannot means worker as well as an additional celebration wants to space.

So if she can provide another tenant what is the big deal with the owner? Has she even approached the owner. Sickness has nothing to do with a business deal like a lease.

I am not aware of any exclusion in this kind of deal. However, if there is someone else who wants the space, then see if you can negotiate a lease takeover with the new party. If you just break the lease, the landlord can in theory sue for lost rent, but if someone else moves in right away, the landlord only gets what is lost, not the full term of the lease.

You may want to hire some help to clean it out and move things into storage (or sell at reduced price) so that the store is vacant for the least amount of time.
